Make sure you’re adequately insured...
If you are buying your property with the aid of a mortgage it will be a condition of that mortgage that the building is adequately insured. Contents insurance is normally optional but is most definitely to be recommended! Most lenders will give you an indication of the recommended amount that the buildings should be insured for in their formal offer of mortgage or the valuation report.
Be careful when selecting an insurer as they do not all provide the same degree of cover. Do not be tempted to just go for the cheapest premium. Decide what you wish to be insured for. Do you want to include accidental damage cover (in case you put your foot through the ceiling whilst up in the loft), do you want to be covered for damage caused by escape of water (leaking pipes, ruptured hot water cylinder etc), is cover for outbuildings included? Do you want to include Family Legal Protection? All these things need to be considered.
What about portable items?
If you are looking to insure your contents as well as the buildings are there any specific items that you need cover for whilst away from the home like golf clubs, musical instruments, photographic equipment?
What about items of jewellery, do you have them insured separately or are you relying on your contents policy to cover them? What about the equipment in your garage or shed, do you need that to be covered? How about pedal cycles, do they need to be covered?
If you are a landlord, have you got a block policy for all of your tenanted properties or are you still struggling with individual policies? Are you covered for loss of rent? Do you have cover for legal fees in the event of eviction proceedings being necessary?
